Your Rental Property Spring Checklist

If you own a rental property, you may have property management in Olney MD or your local area look after many of the tasks and details. Come spring, though, it may need a bit of extra inspection and a closer eye on the main components on the home and property. The inspection can be done by you, your property manager, or both of you. If you opt for your manager to inspect the grounds without you, they will provide you a detailed list of issues or concerns that come up. Here are the main areas an inspection will cover:

Exterior

  • Windows: Look for cracks or signs of damage on exterior panes. If they are 15 years or older, think about replacing them.
  • Doors: Check for gaps between the doors and frame, and inspect the locks on each one. These, may need to be painted to freshen them up.
  • Roof: Check for leaks and make sure the shingles are firmly in place. Again, if the roof is older than 15 years, think about getting it replaced.
  • Slope: If the property slopes toward the house, there is risk of basement leakage. Add some gravel or sod to even out the land.
  • Eaves Troughs and downspouts: These should be cleared of debris, and downspouts should be pointed well away from the foundation.

Interior

  • Furnace: Change the filters, have the duct work cleaned if necessary, and test the entire HVAC system to ensure it’s working.
  • Plumbing: Check all faucets and pipes for leaks and make sure everything is in good working order.
  • Circuit Breakers/fuses: Check all circuit breakers and fuses, as well as all outlets.
  • Appliances: If you own the appliances, these need to be checked to make sure they’re in good working order.
